<p>Piemonte at Ontario Center is a master development by Panattoni Development Company encompassing specialty retail, luxury residences by Toll Brothers, a Class A office, a full-service luxury hotel, and a state-of-the-art arena by AEG. The four majors are Target, Best Buy, PetSmart, and DSW. There are four more retail pads in the main parking lot that include a bank, restaurant, and mini-strip mall. This project also includes building an infrastructure of five new roads including Ontario Center Parkway to access the plethora of new development.</p>

<ul>
<li>Dry Utilities – Electrical, Telephone, CATV, and Gas</li>
<li>Picked-up main source feeds across major intersection on 4th Street into project<a href="http://www.ustdevelopment.com/wp-content/uploads/2008/11/panattoni12.jpg"><img class="alignright size-thumbnail wp-image-58" style="margin-left: 10px; margin-right: 10px;" title="panattoni1" src="http://www.vertiscape.com/ust/wp-content/uploads/2008/11/panattoni1-150x150.jpg" alt="" width="150" height="150" /></a></li>
<li>Installed Backbone Infrastructure throughout entire project; including handholes, transformer pads, pedestals, underground structures such as vaults and manholes, street crossings, and future stubs.</li>
<li>Dry Utilities Mainline &amp; Services – Installed mainline in retail parking lot including all building connections to any tilt-up buildings that were currently under construction.</li>
<li>Parking Lot Lighting – The parking lot required (9) 30’ single-fixture streetlights, (32) 30’ dual-fixture streetlights, and (17) 14’ decorative candy-cane dual-fixture streetlights. This lighting plan also required the installation of (1) electrical service pedestal for both 277/480V (streetlights) and 120/208V (uplights).</li>
<li>Work performed includes: relocating (2) existing 40’ streetlights on 4th Street, installing underground conduit system, creating pole base templates, installing poles &amp; fixtures on concrete bases, and all wiring &amp; splicing in poles, handholes, pedestal, etc.</li>
<li>Retail Site Lighting – The site lighting in the retail area required (35) palm tree uplights, (34) quadrupleuplight setup mounted halfway up existing palm trees, (2) decorative fountains, (10) sign uplights, (2) street sign lights, and (2) outdoor-rated outlets installed in sidewalk with data and GFCI connections.</li>
<li>Work performed includes: install decorative river rock in 3 entryway locations, installing underground<br />
conduit system, installing fixtures in ground, and all wiring &amp; splicing in lights, handholes, pedestal, etc.</li>
<li>Ontario Center Parkway Lighting – This new major street required (15) 35’ streetlights per City of Ontario specifications. Work performed includes: installing underground conduit system, creating pole base templates, installing poles &amp; fixtures on concrete bases, and all wiring &amp; splicing in poles, handholes, pedestal, etc.</li>
<li>Private Street Lighting – The five new private interior streets required (22) 14’ decorative candy-cane dualfixture streetlights and (36) 16’ decorate single-fixture streetlights. This lighting plan also required the installation of one electrical service pedestal for both 277/480V (streetlights) and 120/208V (uplights).</li>
<li>Also we installed (1) electrical service pedestal and (4) 14’ decorative candy-cane dual-fixture streetlights for Toll Brothers to light up their sales trailer, construction trailer, and condo model buildings.</li>

<li>T.I. work included relocating the electrical room. UST handled all coordination with SDG&amp;E and AT&amp;T to ensure a smooth and timely install.</li>
<li>UST’s inside scope of work included all power, lighting, CCTV, Security, Fire Alarm, Voice/Data, and P.O.S. connections.</li>
<li>Dry Utilities work included relocating an existing transformer and installing both building services for Electrical, Telephone, and Gas.</li>
<li>Site Lighting work included (14) 30’ Single-head Streetlights in two remodeled parking lots.</li>
<li>Vanilla shell construction called for UST to setup every electrical room and install only power &amp; lighting<br />
circuitry.</li>

<li>UST designed and provided an approved set of telephone dry utility plans after consulting with ICI’s building architect and confirming each building’s telephone requirements.</li>
<li>UST worked with the ICI Project Manager and provided a construction plan of the underground fire alarm monitoring conduit system after reviewing the approved plans design for Fire Alarm Monitoring.</li>
<li>UST designed and provided a street crossings plan after reviewing the dry utility plans for: Electrical, Telephone, CATV, Gas, Site Lighting, Fire Alarm, and CCTV.</li>
